Australian Housing Market: How to Assess Conditions in Your Area

Two nearby Australian suburbs can move in different directions, and a national housing headline may not describe the homes you are comparing. To assess conditions in your area, match the property type first, then check settled sales, listings, time on market, rents, financing and the local supply pipeline. Record the date and source for each figure; property data arrives at different speeds.

As a dated national reference, Cotality’s November 2, 2026 update reported that its Home Value Index fell 1.2% in October, with Brisbane and Perth declining faster than Sydney that month. That is useful context, not a verdict on a particular street or dwelling. Use the steps below to build a local view.

1. Define the area and the property you mean

Choose a practical boundary, such as a suburb, postcode or local government area, and keep it consistent. Then split the data by property type: detached houses, apartments, townhomes and land do not always share the same buyers or supply. Within each group, compare similar bedrooms, bathrooms, land area, age, condition and strata arrangements.

Start with a recent period, such as the last three months, and compare it with the previous three months and the same season a year earlier. If there are too few transactions, widen the period or include nearby suburbs gradually, and note that you changed the boundary. A small sample can make a median or percentage move sharply even when the broader market has not changed as much.

2. Compare settled sales, not asking prices alone

Build a short list of recently settled properties that resemble the homes you are evaluating. Use the contract or recorded sale price where available, not just an asking price. A renovated house on a larger block is not a clean comparison with an unrenovated one, even if both have three bedrooms. Note sale date, property features, condition and any unusual circumstances before drawing a price range.

The Australian Bureau of Statistics (ABS) publishes dwelling values, median prices and transfer counts. As of November 2, its latest “Total Value of Dwellings” reference period was the June quarter of 2026, released September 8; the next quarter was scheduled for December 1. Those figures provide a useful state, capital-city and rest-of-state benchmark, but they are not a real-time suburb valuation. A median can also change when the mix of homes sold changes.

For a second view, Cotality’s Home Value Index uses a hedonic method that accounts for property attributes such as bedrooms, bathrooms, land area and location. Its local indices can help separate changes in market value from changes in the type of home that happened to sell. Cotality says the index is revised monthly for 12 months, so older readings may be updated. An index is still a model, not an appraisal of a specific property.

3. Read listings and selling conditions together

Track new listings, total advertised stock, median days on market and vendor discounting. If total stock builds while homes take longer to sell and vendors accept larger discounts, buyers may have more choice and negotiating time. If stock is scarce and comparable homes sell quickly, competition may be stronger. These are signals to investigate, not fixed rules: a suburb can have fewer new listings because owners are waiting, even as demand is weakening.

Auction clearance rates can add context in suburbs where auctions are common. Check the number of auctions as well as the percentage sold, and compare several weeks rather than one weekend. A clearance rate from a small sample can swing widely, and it may not represent private-treaty sales or the property type you are considering.

Cotality’s October chart pack, published October 15 using September data, reported national advertised stock 19.1% higher than a year earlier and a 41-day median selling time, compared with 26 days a year before. Its newer November 2 update reported a 39-day median time on market across capital cities and more listings despite fewer fresh listings. Differences in coverage and reference periods matter, so do not combine figures without checking how each was measured.

4. Check rents, borrowing costs and supply

For a rental area, compare current rents for similar properties and look at vacancy rates over several months. Advertised rents are not always the rent achieved, and gross yield—annual rent divided by purchase price—does not include vacancy, repairs, insurance, taxes, management fees or strata costs. A rising rent does not necessarily mean a property is easier to lease if the local stock of rentals is also increasing.

Borrowing conditions affect how much buyers can bid. The Reserve Bank of Australia’s published cash rate target was 4.60%, effective September 30, 2026, as of this article’s November 2 check. The RBA says the cash rate influences mortgage rates, but it is not the rate offered to an individual borrower. Compare current lender quotes, fees and repayments using your own deposit and loan terms, and allow for changes in costs rather than relying on the policy rate alone.

For future supply, distinguish building approvals from completed homes. The ABS release for September 2026, published November 2, reported seasonally adjusted total dwelling approvals up 5.1% for the month; private houses fell 5.3%, while dwellings excluding houses rose 16.6%. One month does not establish a trend, and an approved project may be delayed or not completed. Check local planning approvals, construction activity and the type of dwellings being added to the area.

5. Check local costs and risks before deciding

Market averages do not show whether a specific property is exposed to flood, bushfire, coastal erosion, planned rezoning or major infrastructure works. Check council planning maps and state or territory hazard information. Ask for an insurance quote for the address, and review strata records, levies and planned capital works for an apartment or townhouse. These factors can affect affordability and resale demand even when suburb prices look stable.

Self-check your area assessment

  • Did you compare the same property type, price range and approximate condition?
  • Are your sale prices settled transactions, and have you recorded their dates and sample size?
  • Do listings, time on market and discounts support the same reading as the price data?
  • Have you separated rent, mortgage costs, strata and insurance from a headline yield?
  • Did you check local planning, hazard and supply information for the actual address?
  • Would the conclusion still hold if you used another data source or waited for the next release?

If the indicators conflict, record that the area is mixed or uncertain rather than forcing a “buyer’s market” or “seller’s market” label. Recheck the same measures next month or quarter, and use a qualified independent valuer, building inspector and legal adviser before committing to a purchase. This process helps describe market conditions; it does not predict a return or replace property-specific advice.
