How to Find Your Council Tax Band and Work Out What You Owe

You can find your Council Tax band for free by searching your property's address or postcode on an official valuation website. In England and Wales, use the GOV.UK Council Tax band checker; in Scotland, use the Scottish Assessors portal. Your band is not your annual bill: the amount you pay also depends on your local council's charges and any discounts, exemptions, or reductions you qualify for.

Where can you check your Council Tax band?

  1. England or Wales: Open the official GOV.UK checker, select the Council Tax valuation list, and search by postcode or address. Choose the correct property, especially if the building contains several apartments.
  2. Scotland: Open the Scottish Assessors portal and use its Council Tax Bands search rather than its separate business rateable-value search. Enter an address or postcode to find the property's band.
  3. Check your bill: Your latest Council Tax bill should also show your property band and the charge for the billing year. Use the council's website or contact its billing department if the document is missing or the account details are incorrect.

These searches are useful before buying or renting a home because the band normally belongs to the property, not the person living there. If a new build is missing from the list, contact the local council in England or Wales; it can refer the property for assessment. In Scotland, ask the local assessor about a missing entry. A previous owner's bill may help you budget, but confirm the current official listing rather than relying solely on an old advertisement.

What does your Council Tax band actually mean?

A valuation band places a residential property within a range of historic estimated market values. It does not tell you what the home is worth today or give you a fixed nationwide tax payment. Properties in England and Scotland are measured against values on April 1, 1991; those in Wales use April 1, 2003. Even a recently built house is assessed against its estimated value on the relevant historical date.

The official bands differ across Great Britain. The figures below come from Valuation Office guidance for England and Wales and Scottish Assessors guidance.

BandEngland: 1991 valueWales: 2003 valueScotland: 1991 value
AUp to £40,000Up to £44,000Up to £27,000
B£40,001–£52,000£44,001–£65,000Over £27,000–£35,000
C£52,001–£68,000£65,001–£91,000Over £35,000–£45,000
D£68,001–£88,000£91,001–£123,000Over £45,000–£58,000
E£88,001–£120,000£123,001–£162,000Over £58,000–£80,000
F£120,001–£160,000£162,001–£223,000Over £80,000–£106,000
G£160,001–£320,000£223,001–£324,000Over £106,000–£212,000
HOver £320,000£324,001–£424,000Over £212,000
INot usedOver £424,000Not used

A Band C home in England and a Band C home in Wales therefore do not represent the same historic value range. Comparing bands across countries—or assuming a current £400,000 property must be in a high band—can be misleading.

How does the band affect your actual bill?

To estimate what you owe, check three things: your home's band, the charge set by your local billing authority for that band and financial year, and your household's entitlement to relief. Local bills may include charges supporting police, fire services or other local bodies. The same band can cost different amounts in different council areas.

In England and Wales, local charges are commonly expressed relative to Band D. For example, Band B is 7/9 of the full Band D charge in the same area. If a council hypothetically charges £2,250 for Band D, the Band B full-year bill would be £1,750 before any discount. One qualifying adult living alone could receive a 25% single-person discount, making that example bill £1,312.50. These are illustrative figures, not an actual council's rates.

Scotland also sets charges by band, but the percentage relationships for higher bands differ from those used in England. Always use your own Scottish council's published table rather than applying an English calculator. In England, the government's published 2026–27 average Band D charge is £2,392, including relevant precepts; that national average is useful for context, not for calculating your home's liability. See the official 2026–27 England statistics.

Could you qualify for a lower Council Tax bill?

Yes. Being in the correct band does not rule out financial help. A full bill generally assumes at least two counted adults. You may qualify for a 25% single-person discount when you live alone, or when everyone else in the home is disregarded under the applicable rules. Some students and other occupants may be disregarded; certain households or properties may qualify for an exemption.

Low-income households can also explore Council Tax Reduction, with eligibility and amounts dependent on the relevant scheme and circumstances. A disability-related reduction may also apply when the home meets specific space or facilities conditions. These benefits are not automatic in every case: contact your local council and submit the necessary application, with any supporting evidence.

What if your Council Tax band looks wrong?

First, compare your property with genuinely similar nearby homes, taking into account size, type, layout, location and past alterations. A neighbor's different band alone does not prove an error. Current asking prices and generic house-price calculators are not strong evidence of a property's value on the historic valuation date.

For England or Wales, use the official Council Tax band challenge process through the Valuation Office. Depending on the circumstances, you may have a legal right to make a formal proposal or be able to request a band review. In Scotland, contact the relevant assessor through the Scottish Assessors portal to see whether you can make a proposal.

Know the risk before challenging: a review can leave a band unchanged or result in a higher band, not just a lower one. Continue paying your existing bill while the challenge is assessed. If the band is corrected, the council handles revised billing and any refund due. Banding disputes go to the valuation authority or assessor; questions about payment plans, discounts and your bill go to the council.

Does this work the same way in Northern Ireland?

No. Northern Ireland does not use Council Tax bands. It uses domestic rates instead. Land & Property Services calculates a home rates bill from the rateable capital value and the applicable regional and district rates, with the valuation system based on January 1, 2005 property values. For an address search and bill estimate, consult the official nidirect rates guidance, not the England and Wales band checker.

Will the Welsh Council Tax bands change soon?

As of October 29, 2026, Wales continues to use the 2003-based bands listed above. On October 20, 2026, the Welsh Government announced plans to bring forward legislation to defer the proposed Council Tax revaluation until the next Senedd term. That announcement is a proposal to defer, not evidence that a replacement set of bands has taken effect. Check the Welsh Government announcement for developments if you are planning a future move.

Practical next step: find the official band, open your council's charge table for the current April-to-March billing year and check whether your household qualifies for relief. Those three checks tell you more about your expected payment than a band letter by itself.
