Nationwides October 2026 House Prices: Why the Average Fell but Monthly Prices Were Flat

Figures checked October 31, 2026. Nationwide's latest UK house price report gives buyers and sellers two different signals. The average house price shown for October was £273,566, down £685 from September's £274,251. But after accounting for normal seasonal patterns, the lender said house prices were essentially unchanged month over month. The more significant change is in the annual trend: price growth slowed to 0.5%, from 0.8% in September.

That distinction matters. A lower published average does not mean every home lost value in October, nor does a flat monthly reading guarantee prices have stopped weakening. If you are planning a purchase, a sale or a mortgage renewal, the useful question is how the softer national market interacts with your local property prices, borrowing costs and timetable.

What Nationwide actually reported for October 2026

Nationwide published its October report on October 30, 2026. The figures below come from its original October House Price Index release.

Nationwide measureOctober 2026September 2026
Average UK house price, not seasonally adjusted£273,566£274,251
Monthly price change, seasonally adjusted-0.0% (effectively flat)-0.3% (as shown in October's report)
Annual price change+0.5%+0.8%
Seasonally adjusted monthly index547.8548.1

The £685 decline is the difference between the two unadjusted average-price figures, not a separate seasonally adjusted price fall. Nationwide prints October's monthly change as “-0.0%,” a rounded figure it describes as flat. September's monthly reading is shown as -0.3% in the October release; previous releases may show a different figure because seasonal adjustment factors can be revised.

Annual growth of 0.5% means Nationwide's measure was still above its level a year earlier. It was the weakest annual rate since January 2024, according to Nationwide. The October result therefore points to slower growth and a subdued market, not an established nationwide housing crash.

Why a lower average is not the same as a nationwide price drop

House prices change with the seasons. More buyers typically search and move at certain times of year, which can influence unadjusted monthly figures. Nationwide uses seasonal adjustments to distinguish those recurring patterns from underlying price movements. Its index methodology and explanation make clear why adjusted monthly changes and unadjusted average prices should not be treated as interchangeable.

The Nationwide index also reflects properties associated with its mortgage-lending data and statistical modeling. It is not a count of every sale completed across the country. The official UK House Price Index, produced using completed transactions, provides a useful second perspective, but it arrives later and can be revised as additional transactions are recorded.

As of October 31, the latest official transaction-based release covered August 2026, when the average UK price was approximately £273,000 and annual growth was 0.9%. That is not a competing October estimate; it measures a different period using a different method. See the August UK House Price Index summary. Comparing the two as if they were simultaneous October readings would be misleading.

What the slowdown means for first-time buyers and movers

A slower market can give some buyers more room to compare homes, ask questions and negotiate. But Nationwide's national figures cannot establish that a particular seller will accept less. Local supply, school catchment areas, property condition, energy efficiency and the seller's circumstances may matter more than a single monthly index figure.

Look at the total cost, not just the asking price

Before making an offer, check recent completed sales of genuinely comparable properties and look at how long similar homes have been listed. If a property needs significant work, obtain estimates rather than assuming a lower asking price makes it a bargain. A survey and a solicitor's checks can identify issues that price statistics cannot.

Mortgage affordability may have a larger effect on your budget than a modest shift in the purchase price. Lenders assess income, spending, existing borrowing and other circumstances, rather than relying on the house-price index. MoneyHelper's mortgage affordability guidance explains how to prepare and why an agreement in principle is an indication, not a final mortgage approval.

Include conveyancing, surveys, moving expenses and any property transaction tax in your calculations. Rules differ within the UK: England and Northern Ireland use Stamp Duty Land Tax, Scotland uses Land and Buildings Transaction Tax, and Wales uses Land Transaction Tax. Check the relevant rules for the property's location through MoneyHelper's buying and moving cost guide.

What sellers should do when annual growth slows

October's figures are not a reason to cut a home's asking price automatically. They are a reason to test whether that asking price reflects what comparable properties are actually achieving. An agent's valuation should be supported by recent evidence, not just higher listings still on the market. Ask more than one estate agent to explain their assumptions.

If viewings are sparse, examine the presentation, photographs, description, condition and price together. A property can be overpriced for its immediate market even while the national index is rising. Equally, homes in desirable micro-locations can attract strong interest when national growth is weak.

For sellers who are also buying, consider both sides of the move. Accepting a slightly lower offer may be sensible if the next property can also be negotiated down, but the outcome depends on the actual transaction amounts and financing. Budget for agent and legal fees, any early mortgage repayment charge and the cost of your next home. MoneyHelper's home-selling guide provides a checklist for these costs.

Mortgage rates could matter more than the headline figure

Nationwide linked recent housing-market caution partly to economic uncertainty, energy-related inflation concerns and market interest rates that influence mortgage pricing. That is Nationwide's assessment of contributing factors, not proof that any one event caused a particular home's value to change.

At the latest completed Bank of England policy meeting, announced September 17, 2026, Bank Rate was held at 3.75%. The next scheduled decision was November 5, 2026. The Bank of England's September policy statement confirms the rate and context. Bank Rate is not the same as the rate a borrower receives on a fixed mortgage, and future changes are not guaranteed.

If your mortgage deal is ending, review the lender's available options and compare suitable offers with a qualified broker where appropriate. For a new purchase, test repayment affordability at more than one potential interest rate and leave a buffer for emergencies, maintenance and bills. Neither lower house-price growth nor a temporary fall in an average asking price automatically makes monthly repayments affordable.

Three checks before acting on October's numbers

  • Separate the measures: October's unadjusted average was lower, but Nationwide reported the seasonally adjusted monthly movement as flat. Annual prices were still 0.5% higher.
  • Find relevant local evidence: Compare similar properties and completed transactions in the area where you will buy or sell. UK-wide averages cannot substitute for a street-level valuation.
  • Stress-test your decision: Use realistic mortgage payments, transaction taxes, repairs and moving costs, and consider whether your timeline would still work if a chain breaks or borrowing rates change.

What to watch next

Upcoming mortgage-rate offers, buyer inquiries and local listings can reveal whether October's slow conditions persist. The next official UK HPI release, scheduled for November 18, 2026, will cover September transactions, not October; the October official transaction-based figures are scheduled for December 16, 2026. The UK HPI release calendar sets out these dates.

For now, the clearest takeaway is that Nationwide's October 2026 figures show a housing market losing momentum, not an across-the-board monthly fall in adjusted prices. Buyers may have opportunities to negotiate, sellers may need to price carefully and existing homeowners should pay attention to mortgage affordability. None of those decisions should rest on the national average alone.
