How to Assess the Australian Property Market Before Buying or Selling

Assessing the Australian property market should leave you with a defensible local price range, a realistic budget, and a clear list of unresolved risks. A national headline cannot establish what one house or apartment is worth. Start with the property, compare actual transactions, and test whether the decision still works if financing or selling conditions become less favorable.

Research checked November 1, 2026. This guide uses Australian official sources and Australian dollars, shown as AU$. State and territory requirements differ, so the examples of government resources below should be matched to the property's location.

Read national statistics with their reference dates

The ABS Total Value of Dwellings release available when checked covered the June quarter of 2026, published September 8, 2026. It estimated a national mean dwelling price of AU$1,100,400, down AU$8,200 from the previous quarter. The latest-quarter estimates were preliminary.

That is a broad statistical measure, not a quote for your suburb. The ABS methodology estimates the value of the dwelling stock; it does not individually inspect every property. Also distinguish a mean from a median, and a stock-value estimate from an index designed to track price movements. Record the geography, dwelling types, reference period, and release date whenever you use a statistic.

Build a local comparison from completed sales

Define the market you are actually entering: houses or apartments, approximate size, condition, location, and buyer segment. A renovated detached house and an older apartment can behave differently even within the same postcode.

Find several recent sales that genuinely resemble the subject property. For each, record:

  • Address, agreed sale price, and sale date, noting whether the date refers to contract or settlement.
  • Dwelling type, bedrooms, bathrooms, parking, land area, and internal area where available.
  • Condition, renovations, street position, access, outlook, and relevant title restrictions.
  • Why the property is a strong comparison, and which differences weaken it.

The NSW Government's sales-information guide links to searches by suburb, street, property, and date. It explains that its sales information comes from Notices of Sale lodged with Land Registry Services. Other jurisdictions have their own sources and access arrangements.

Use the closest matches to establish a range. Avoid averaging unrelated properties or assigning an unsupported dollar adjustment to every extra bedroom. If comparable sales are scarce, expand the date range or location gradually, record the compromise, and lower your confidence. An independent qualified valuer can help when the property is unusual or the financial stakes justify a formal assessment.

Check competition and data quality together

Maintain a dated watchlist of comparable listings and verified outcomes. Treat asking prices as seller expectations until a transaction provides stronger evidence.

EvidenceUseful questionLimit
Recent comparable salesWhat have buyers actually agreed to pay?Older sales or different property types may be poor matches.
Competing listings and price changesWhat alternatives does a buyer have today? An advertised price does not establish a completed sale price.
Time advertisedAre similar homes taking longer to attract an acceptable offer?Relisting and different reporting methods can distort comparisons.
Auction outcomesWhat happened to closely comparable properties?Auction reports do not represent every sale.

Consumer Affairs Victoria notes that weekly auction results provide an incomplete picture because some results are unreported and private sales are excluded. Use multiple observations before concluding that conditions favor buyers or sellers.

For buyers, test the full cost and the financing

Calculate the cash required to complete the purchase and the ongoing cost of ownership. The NSW buying-cost checklist includes transfer duty, legal or conveyancing fees, inspections, registration costs, and applicable loan costs. Ongoing expenses can include council rates, insurance, strata levies, and maintenance. Check duty and any concessions with the relevant state or territory revenue authority.

Moneysmart's home-buying guidance recommends testing repayments at a higher interest rate and explains that pre-approval does not guarantee final finance. Ask the lender how changed income, debts, or a property valuation below the agreed price could affect approval and your cash contribution.

An illustrative repayment check

For a hypothetical AU$600,000 principal-and-interest loan over 30 years, with monthly repayments, a constant rate in each scenario, and no fees:

Illustrative annual rateApproximate monthly repayment
6%AU$3,597
8%AU$4,403

These are calculated examples, not current loan offers or a forecast. Run your own inputs through the Moneysmart mortgage calculator, then add ownership expenses and room for unexpected costs.

Separately, APRA's published APS 220 standard requires regulated deposit-taking lenders to apply a residential mortgage serviceability buffer of at least three percentage points unless APRA determines otherwise. This is an assessment buffer, not the interest rate charged. A lender's approval and your household's comfortable spending limit answer different questions.

Check the property risks that a market average cannot show

Arrange appropriate building and pest inspections and have a solicitor or conveyancer review the contract, title, and relevant restrictions before you commit. Ask the relevant council about planning controls and proposed development that could affect how the property can be used.

For strata property, review the scheme's finances, meeting records, defects, planned works, by-laws, and potential special levies. The NSW strata-buying guide explains why low current levies may conceal future funding needs. Check the equivalent requirements for the property's jurisdiction.

Obtain an insurance quote for the exact address and review the cover and exclusions. Moneysmart recommends checking disaster exposure with insurers, councils, or state emergency services, including flood records and bushfire information. A lower purchase price may still leave substantial ownership costs.

For sellers, assess the net outcome and the campaign evidence

Ask prospective agents to explain which sales support their estimate and how your property differs. Compare the proposed campaign, fees, expected preparation costs, and reporting process. The South Australian selling guide recommends researching similar sales and weighing repair or upgrade costs against any likely increase in price.

Calculate expected net proceeds after mortgage repayment and applicable selling expenses, rather than budgeting around the headline sale price. Confirm any tax implications for your circumstances. If you are also buying, assess the replacement purchase, settlement timing, and financing together.

Agree on a review point with the agent. If comparable properties are selling while yours attracts inspections without credible offers, investigate price positioning, presentation, or contract concerns. If competing homes are also struggling, revisit the wider evidence before spending more on marketing. Neither pattern proves a single cause.

For investors, assess cash flow alongside the location

Compare realistic rental income with loan payments, management fees, insurance, rates, maintenance, and strata expenses. Include a period without rent and an unexpected repair. Moneysmart's investment-property guidance highlights vacancy, financing costs, and high entry and exit costs. A gross rental yield alone does not establish the cash left after expenses.

Know when the assessment is ready—and when to change it

A useful assessment records a price range, the strongest comparable sales, the financing assumptions, unresolved property issues, and the circumstances that would change your decision.

  • Update the price range when a genuinely comparable new sale provides materially different evidence.
  • Recalculate affordability when rates, income, debt, insurance, or ownership costs change.
  • Seek further investigation when defects, strata funding, title issues, or disaster exposure remain unclear.
  • Change the search or selling plan when the evidence no longer supports the budget, asking price, or required timeframe.

The aim is a decision you can explain and finance under realistic conditions. Local evidence and a documented review process can improve that decision, but they cannot guarantee future prices or eliminate property-specific risk.
